HOUSE RULES
As Hosts we aim to make your stay in our home as comfortable as it can possibly be. Our mission is to help our guests to create beautiful memories in our cozy apartments. Therefore we have added amenities like free coffee and tea, oil and spices, books and toys for kids and most of the shower essentials. As you have chosen to stay with us you have agreed to appreciate and obey our house rules. Thank you in advance and we truly appreciate your cooperation!
1. NOISE: Quiet hours are from 22:00 – 08:00. After 22:00 until 08:00 it is not allowed to disturb other guests with loud behavior. Failure to comply with this rule may result in us asking misbehaved guests to leave our premises without refund of the booking fee.
2. CHECK IN / CHECK OUT: Our check in time is from 15:00-23:00 on the day of your arrival and the check out is until 10:00 (10AM) on the day of departure. Please note that later check in is sometimes possible but you have to communicate with us about it. We are strict about the check out time – until 10:00 (10AM) because our cleaning lady should not wait for you on the street. Please respect the personnel who take care of you. When checking out, the key must be placed either in the door from the outside or placed back in the lockbox. If we have not been informed otherwise – when the key is placed in the above mentioned places – the cleaner starts cleaning. If things forgotten by the guest are found – the administrator will contact the guest about receiving the things. Please note that we do not store food items!
OCCUPANCY (EXTRA GUESTS):
Guest agrees that NO MORE than a confirmed number of persons in the reservation shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. This Rule is in place to protect the peace of all guests who are staying in our place! Visits of relatives (or close friends) are acceptable during day hours but guest must communicate with us about that and receive approval.
We are extremely strict about this rule! Surroundings of the house as well as common areas (corridors) have 24/7 video surveillance. If guests are found to have had a party or invite extra guests (extra guest is every person who is not confirmed by reservation) without written host permission – State Police will be called immediately, video recordings will be forwarded to authorities and guests will be responsible for extra cleaning charges (from 100.00-500.00 EUR), extra guest charge 35.00 EUR per person, smoking fine (if the guests have smoked) from 100.00-500.00 EUR and ALL GUESTS (including those who have reservation) WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY in the supervision of State Police with no refunds. We ask that you kindly respect our maximum occupancy requirement and RESPECT ALL GUESTS staying in our Property. PARTY is NOT ALLOWED.
3. CHECK OUT: Departure time is until 10:00 (10AM) in the morning. Sometimes it is possible to extend the departure time (depending on the current situation, – it is a free extra hour (up to 1h) or paid service, costs 10.00 EUR/h), but you must contact us the day before and get confirmation for that! When checking out, the key must be placed either in the door from the outside or placed back in the lockbox. If we have not been informed otherwise – when the key is placed in the above mentioned places – the cleaner starts cleaning. If things forgotten by the guest are found – the administrator will contact the guest about receiving the things. Please note that we do not store food items!
4. SMOKING ( including the electronic cigarettes, vapes, Iqos etc.) IS PROHIBITED inside the house (including the terrace on the second floor). Extra fees to remove odor and stains WILL be applied, starting from 100.00-500.00 EUR. Smoking is only allowed outside of the house if there are no kids or other guests nearby. It is also NOT allowed to lit candles.
5. FIRE SAFETY: With the safety of our guests in mind, there has been a Digital Fire Protection management (monitoring) system (address fire protection system) installed in this Property. If the guest has broken the rules of safe use of property – started a fire, smoked, lit candles or broken the House rules with any other actions that have activated the Fire Alarm System – the guest has to pay all costs which the owners of the accommodation have incurred regarding the situation – including the call of the security service /State Fire and Rescue Service Republic of Latvia, prevention of consequences, downtime costs, etc. Guests responsible for breakage of House rules will have to leave the property without any refunds.
6. GARBAGE: There are 2 bins inside the apartment and three large bins in front of the house, please use the bins for garbage and please always clean after your rest in the garden area. One garbage bin is for mixed waste, one is for sorted waste – paper+plastic+metal and one is for sorted glass. It is polite to take out the garbage bin when departing from our place and to clean the kitchen after you have used it.
7. USE OF PROPERTY: Guests shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guests and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guests use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
8. MINIMUM AGE OF GUEST TO MAKE RESERVATION IN THIS PROPERTY: Minimum age of the guest to make a reservation for this property is 21 years. Guests under the age of 18 can only check in with a parent or official guardian if not they have to have an official proxy. Upon check-in, all the guests must present an ID with a photo upon request. We remind once more that any sort of parties are FORBIDDEN.
9. DAMAGES: Please let us know if you have damaged the property and we will come under agreement about repair. If it’s a small item, we most likely will be able to fix it ourselves, but bigger damages will have to be reimbursed at full cost including staff costs if necessary. In the case of not telling us about damage guest has made for property and if guest is not cooperating with us we will involve authorities and report guest to Airbnb / booking.com and local police forces. Guests will cover all costs associated with caused damage for the property.
10. EMERGENCY PHONE NUMBERS:

11. PARKING:
Paid parking is available for guests in the yard of the house – to ensure it – the guest must make a reservation by contacting us (0037125416818) about the need and desire to park a car in the yard of the house. The parking fee for one car is 7.00 EUR for one night – the time of use of the paid parking lot is the same as the check in (entry) and check out (departure) times of the reservation! This means that the car can be parked in our paid parking lot only as long as the reservation for the apartment is valid.
For example: The guest has reserved 1 night in our apartment – our check in time is from 15:00 (3PM) on the day of arrival and check out time is until 10:00 (10AM) the next day. So you can leave your car in the paid parking lot from 15:00 on the day of arrival until 10:00 on the day of departure! If the car is left longer – a car tow truck will be called and you will have to cover its costs.
Neither in paid parking nor in free parking – we do not provide any parking security or any kind of security services, for example, if a guest damages their car or other people’s car, it is the guest’s own responsibility and he/she must act in accordance with national legislation and traffic regulations.
Free street parking is also available – in front of the house and in the surrounding streets, there are free parking options. You can park on the street, but make sure our guests can open the gate and enter/exit freely. Also make sure that the municipal service providers will not be disturbed – the snow cleaning services, garbage trucks, etc. can pass freely.
12. SECURITY: After entering our apartments you have to keep them safe so always lock doors after your departure and do not leave keys to other people except owners and our personnel. Also before every departure from the apartments you have to check that you have switched off all devices that can cause a potential fire (e.g. cattle, stove, microwave etc.). We do not offer iron in our apartments due to fire hazard. Please note that fire extinguishers are stored in the common corridors. It is forbidden to burn candles, as well as to create a fire hazard situation with your actions.
13. ILLEGAL ACTIONS: If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged as soon as possible, and guests will be asked to leave the property immediately with no refunds. The guests will also cover all extra costs that incurred – e.g. extra cleaning fee, reimbursements for other guests if needed etc.
14. PETS: Pets are allowed to stay in our house ONLY upon request – it means you must communicate with us and receive permission! If we have allowed you to bring a pet, please be aware that every pet comes with a 20.00 EUR extra fee. The fine for bringing pet/s without Host permission will be applied starting from 30.00-100.00 EUR per pet and guests will be asked to vacate the animal/s from the property immediately. Due to unfortunate events we have experienced by cat owners we do not allow cats in our properties!!! Dogs must be on leash outside of the house!
15. RISK OF LOSS: Guest agrees that all personal items and other items brought into the Property by Guest or their permitted guests shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Property shall not be responsible or liable for any reason whatsoever. Every guest is responsible for their personal belongings. We do not provide security services. If our cleaning personnel will find forgotten things we will contact the person who made the reservation. Please check your belongings before leaving the apartment!
16. STEALING – we do not tolerate people who steal. Apartments can be photographed before every guest so if a guest is found to have stolen anything from our premises State police will be contacted immediately and fines will be applied.
17. OUTDOOR PLAYGROUND – as we are family friendly property and we all have kids and grandkids ourselves – we have invested and installed the outdoor playground for the joy of kids and little moments of peace for parents. Please notice! Parents / guardians hold full responsibility for their children! Please use this playground carefully and safely, the maximum height of a child to use this playground is 1.35m! While using the playground, kids must wear shoes. It is forbidden to use the playground in strong wind / unsafe weather conditions OR if one has noticed any damage in the playground that can make its use unsafe (if so you must report it to us and the technician will close the playground until it is fixed).
18. OVERSTAY:
Check-out is 10AM unless stated otherwise. A Mandatory 20.00 EUR fee will be applied for unauthorized “Overstay” for 2 hours after check out time. If “Overstay” exceeds two hours past checkout, the guest is responsible for the Daily Base Rate (without discounts) and it does not award the guest reservation of the property for the day of “Overstay”. If a guest wants to extend their stay (based upon availability), a new official booking will need to be made. If “Overstay” causes a future reservation to be refunded, the guest is responsible for the full cost of reimbursement to other guests, booking portals, etc.rstay” causes a future reservation to be refunded, the guest is responsible for the full cost of reimbursement.
19. ELECTRIC CARS: CHARGING ELECTRIC CARS with our electricity is FORBIDDEN – there is a video surveillance in the property and the maximum penalty will be given for endangering property and electricity used to charge the electric car. If the guest has violated the safe usage of the property and charged the electric car and there is a suspicion of damage to the network / wires – a certified electrician will be called for an evaluation. If necessary a full repair of the electrical system will be carried out and all costs will have to be covered by the guest. If interruptions are caused in the electrical system, as a result of which the electrical devices of our property (e.g. heat pump) have suffered – the guest will have to cover the costs of purchasing, delivering and installing new equipment, as well as if the property has to be closed for the time of repair / equipment replacement – the guest will have to cover the downtime costs in full.
20. FINES FOR BREACH OF HOUSE RULES
20.1. BRINGING EXTRA PEOPLE TO PROPERTY NOT CONFIRMED IN RESERVATION:
20.1.1. 35.00 EUR per every extra guest
20.1.2. 100.00-500.00 EUR fine for extra cleaning service
20.1.3. If guests are found to have organized a party – Police will be called immediately. All guests will be asked to leave with no refund, additional fines will be applied.
20.2. SMOKING IN PREMISES :
20.2.1. 100.00-500.00 EUR fine.
20.2.2. if the automatic fire security service detects smoke in the apartment and security service employee or our authorized person comes to inspect and finds unsupervised potential fire cause (e.g. candles burning, electrical device forgotten plugged in and starting to smoke / produce fire, cooking unsupervised (burning) or smoking, all incurring expenses will be paid by guest. Guests might be asked to leave our premises immediately with no refunds and will have to cover all costs incurred (e.g. damages, extra cleaning, loss due to closing the apartment).
20.3. LOST KEYS:
20.3.1. The apartment key will cost you 30.00 EUR. The remote control fee is 40.00 EUR.
20.4. PET FEE:
20.4.1. 20.00 EUR per pet.
20.4.2. 30.00 –100.00 EUR for a pet, for which a written permission of the Accommodation has not been received (guests may be asked to REMOVE the animal from our premises immediately).
20.4.3. A fine of EUR 100.00 for bringing in a cat. The guest has to cover all the damage caused to the property – for example, if the cat has urinated on the furniture – the cost of cleaning furniture or the cost of new furniture.
20.5. DAMAGES:
20.5.1. Amount will depend on the damage. We will make calculations on the spot taking into consideration the value of things and the cost of repairing works as well as the cost of closing the Property for repair until the damages are prevented.
20.6. ELECTRIC CAR CHARGING:
20.6.1. Charging an electric car – a penalty for endangering property EUR 50.00, the amount calculated by the owners for the electricity used to charge the electric car, and any damage caused to the property in this connection.
20.7. STEALING:
20.7.1. guests will have to refund the stolen items and pay for expenses of delivery service of items. In extreme cases if the apartment will have to be closed while investigation takes place – guests will have to pay the expenses of unearned profit (based on similar rates per day).
20.8. LEAVING PROPERTY VERY DIRTY:
20.8.1. Fine for extra cleaning fee starting from 50.00-500.00 EUR.
20.9. UNAUTHORIZED PARKING OF THE CAR IN THE YARD after reservation has ended:
20.9.1. For each unauthorized car: 50.00 EUR
20.9.2. For car tow truck – if necessary, the indicated invoice amount.
20.10. OVERSTAY:
20.10.1. If the departure is up to 2 hours after the official departure time, a fine of 20.00 EUR.
20.10.2. If the departure is more than 2 h after the official departure time, the fine is the full payment of the daily base rate (without discount), and it does not grant the guest a reservation for that day – the guest must leave the territory of the accommodation.
20.10.3. If the apartment owners have to cancel / refund the reservation of the next guest due to the guest’s overdue check-out time, the guest is responsible for the full compensation costs for the accommodation, incl. fines incurred by the accommodation in this connection (commission fees, fines, costs of canceled reservations, etc.).
